Our fee

10% of monthly rent

Your named property manager runs the tenancy day to day: rent, repairs, inspections, certificates, tenant calls and reporting. All from one inbox, in writing.

Certificates, contractor invoices, licensing fees and any separately scoped legal work sit outside the management fee, at cost.

Compliance, kept current

Gas, electrics, EPC, smoke and CO, deposit protection, Right to Rent, HMO where applicable. We track the dates so you don't have to, and you can see what's current, what's coming up, and what we're already on with.

Repairs handled in writing

We triage every issue, get quotes within agreed thresholds, instruct a trusted contractor, and keep you in the loop. No contractor mark-ups. Just decisions you can read in a minute.

Difficult tenancies, calmly handled

Arrears and tenancy issues are managed inside the service. If something moves beyond ordinary management, legal recovery, specialist advice. We tell you clearly and scope it separately so nothing drifts.
